The client’s collection of old Burma teak wood furniture and paintings were highlighted and celebrated through thoughtful design across the entire space. Each room has an element of old that is juxtaposed against the new, giving a sense of visual calm.
The living and dining spaces radiate a warm pastel aesthetics with rich textures and personalized artworks. Teakwood furniture, brass accents and extra attention to details make the space unique in itself. The most celebrated space of the house is the Kitchen that opens up to a small balcony with ambient sunlight. The space boasts a black and white patterned flooring and white subway tiles that creates a striking contrast complemented by a rich wooden finish cabinetry and fluted glass.
Attention to details and aesthetics also continues in the small passage that connects the living space to the bedrooms. A beautiful stained glass panel, white drapery and rich wooden texture makes this the most sought after space of the home.

Visual connections between spaces create an openness that mirrors the family`s way of living.
At its centre lies an immersive courtyard, anchored by a curving wall that protects the western edge from harsh sunlight while extending upward to connect with the roof on the east.

Its futuristic silhouette is grounded by a timeless material palette. Entirely realised in exposed burnt brick, the facade is meticulously detailed with lattice-like perforations that filter daylight, channel cooling breezes & cast shifting patterns of light & shadow across the interiors.
Responding thoughtfully to Kerala`s tropical climate, the house employs sloping roofs to reduce heat gain & swiftly drain monsoon rainwater. Skylights, internal courtyards, landscaped pockets & reflective pools are carefully integrated to draw air, greenery & natural light deep into the home, creating spaces that feel open yet deeply private.
A floating staircase with a sculptural concrete handrail anchors the home`s fluid sequence of living spaces, bedroom suites & wellness zones, each designed to foster moments of calm, comfort & connection.
Inside, exposed brick finds warmth in teak wood detailing, Italian marble floors, raw cement-finished ceilings, bespoke furniture, handpicked textiles & thoughtfully curated artworks. The result is a layered material narrative that feels tactile, timeless & deeply rooted in place.

A restrained palette of beige textured walls, white skirting bands & continuous flooring allows the home`s collected pieces to take centre stage. A vintage wooden lady sculpture anchors the living room, framed by a carved Rajasthani door, a Naga coffee table, Gothic consoles & antique seating that together create a layered yet tranquil setting.

In the heart of Coimbatore’s Racecourse Road, Bricks & Beams @bricksnbeams has reimagined the timeless allure of a Chettinad villa within a contemporary 12th-floor apartment. Spanning an expansive 3,300 square feet, this striking home blends heritage grandeur with modern finesse.
The Design stems from the Homeowner`s vision of creating a one-of-a-kind, conversational space.
Combining two apartments, the layout mirrors the spirit of traditional Karaikudi homes, complete with Burma teak doors intricately carved with motifs of ‘Ashtalakshmi’ to usher in regality. Inside, white walls offer a serene canvas for the intricate interplay of patterned floors, frescoed ceilings, and vintage chandeliers sourced from Kolkata.
The home’s layout is cleverly reimagined to ensure fluidity and functionality, with a grand central hall anchoring the kitchen, dining, and living spaces.
The kitchen’s warm wooden cabinetry contrasts with a patterned backsplash and a vintage teal-toned chandelier above the island. In the master bedroom, concentric ceiling artwork and a hexagonal poster bed infuse a royal touch, while the second bedroom celebrates timeless wood accents with patterned tiles.
Art takes center stage throughout the house, from Tanjore paintings to a 70-year-old Burmese ratna kambalam rug displayed like a tapestry.
Tropical-inspired elements like lush greenery, brass highlights, and vibrant rugs enrich the interiors with freshness and a hint of whimsy. A concealed bar in the living area and a personalized crockery hutch nod to modern practicality, while maintaining the heritage aesthetic.

The spatial layout invites exploration. The foyer opens to a tranquil courtyard, setting the tone for the home. To one side lies a dining room featuring a handcrafted wood accent wall with cleverly hidden doors, while the living room boasts a striking standing bar counter and plush seating perfect for hosting. Anchoring the design is a black helical metal staircase, connecting private and communal spaces seamlessly.

The parents` room evokes nostalgia with tacha over flame-finished basalt, complementing the poster bed and cane wicker cupboard. The daughter`s room features mirror-polished basalt with tacha work by a local artisan, and a desk ledge extends from the bed platform to cater to her love for art.

Defined by a monolithic exterior crafted entirely from local Jodhpur pink sandstone, the residence transitions into a warm palette of beige, terracotta & charcoal, creating a calm, light-filled sanctuary.
At the heart of the home is a traditional double-height chowk - reimagined with clean geometric arches that channel desert sunlight deep into the interiors.
𝘛𝘩𝘪𝘴 𝘩𝘰𝘮𝘦`𝘴 𝘮𝘰𝘴𝘵 𝘦𝘷𝘰𝘤𝘢𝘵𝘪𝘷𝘦 𝘮𝘰𝘮𝘦𝘯𝘵𝘴 𝘭𝘪𝘦 𝘪𝘯 𝘪𝘵𝘴 𝘥𝘦𝘵𝘢𝘪𝘭𝘴. Restored heritage wooden doors, rich with intricate carving, stand against flush walls, while a custom hand-painted botanical mural adds a layer of artistry to the pared-back interiors.

The journey through the home is layered with changing perspectives. At the lower level, dried leaves, shifting shadows & exposed roots anchor the experience to the earth.
A cantilevered verandah opens into a welcoming 𝘢𝘢𝘯𝘨𝘢𝘯, creating a natural setting for gathering & leisure. Inside, a narrow foyer culminates in a dramatic 22-foot-high living room animated by dynamic fenestrations, an internal light well & a sculptural folded-plate staircase set against a deep sage-green backdrop.
At the rear, a shaded backyard with a plunge pool & semi-open dining pavilion fosters visual connections between the kitchen, living spaces & landscape, while the water body passively cools the home.
More than a farmhouse, 𝘗𝘢𝘳𝘯𝘢𝘴𝘢𝘮𝘣𝘩𝘢𝘳 is an exercise in living with the landscape rather than merely looking at it. Rooted in its contours, immersed in foliage & attuned to the rhythms of light, air & season, the home reflects a quieter way of life - 𝘰𝘯𝘦 𝘵𝘩𝘢𝘵 𝘳𝘦𝘱𝘭𝘢𝘤𝘦𝘴 𝘵𝘩𝘦 𝘶𝘳𝘨𝘦𝘯𝘤𝘺 𝘰𝘧 𝘵𝘩𝘦 𝘤𝘪𝘵𝘺 𝘸𝘪𝘵𝘩 𝘮𝘰𝘮𝘦𝘯𝘵𝘴 𝘰𝘧 𝘱𝘢𝘶𝘴𝘦, 𝘤𝘰𝘯𝘯𝘦𝘤𝘵𝘪𝘰𝘯 & 𝘤𝘢𝘭𝘮.

Conceived as a series of calm, sensory experiences, the home embraces an earthy colour palette that creates an atmosphere of quiet sophistication.
From the moment one enters, a thoughtful layering of textures establishes a seamless visual rhythm. Lime-finished walls, exposed brick, warm wood & soft fabrics come together to create interiors that feel grounded, authentic & effortlessly inviting.
Natural materials take centre stage throughout the residence, lending a sense of permanence while reinforcing the home`s understated design language. Restrained earthy hues enhance this connection, ensuring every space feels warm, welcoming & deeply rooted.

Layers were the most important element of this ethnic inspired space. The idea to have a duplex apartment in one of the most modern high-rise buildings in Hyderabad and blend in the client’s aesthetic seamlessly - sounds easy only while saying it 😊!There were many structural changes as the space was essentially 2 apartments that we converted into a duplex. 2 X 4 bedroom apartments that we merged and made into one large 4 bedroom duplex.
Every corner has been part of multiple conversations with the client, so there is a lot of love, time & effort that led us to the final product.
Art, as you can see all played a major role as we collected a lot of the pieces during the making of the project. Also, we stayed away from anything that was too straight lined.

Conceived around the clients` vision for an all-white home, the design balances restraint with warmth, pairing crisp surfaces with bespoke furniture, curated art, bronze accents & natural textures.
The experience begins at the foyer, where marble inlay flooring, a dramatic grey ceiling & statement wallpaper create an immersive first impression. Beyond it, a pristine corridor unfolds beneath vaulted ceilings, framed by mirrored panels, elegant arches & a regal chandelier. Hidden discreetly within these arches is a secret entrance to the kitchen.
At the heart of the home, the formal living area layers white with warm wood tones & subtle metallic details. A strategically placed fireplace defines zones while preserving openness, creating intimate settings for both entertaining & everyday living.
Behind it, the handcrafted bar introduces a richer texture palette. Its geometric front, meticulously hand-welded, is paired with bar stools detailed with artisanal stitching & refined gold accents.
The dining space centres around Nivasa`s signature dining table, complemented by white chairs with bold black stripes & a thoughtfully positioned console.
Each of the four bedrooms embraces a distinct personality. The master suite features a white wood & rattan four-poster bed, paired with a matching lounger & console. Another bedroom introduces warmth through a wooden four-poster bed with a mustard leather headboard & coordinating seating beneath an intricately designed chandelier.
With its meticulous detailing, layered materiality & seamless balance of elegance and functionality, this residence is a compelling expression of modern urban living.

Nestled within a 10-acre property between the Chapora River & a mangrove belt, the 6,000 sqft private villa is shaped as much by the land as by the architecture itself.
Designed around three man-made salt pans, the home unfolds as a striking vertical composition of concrete, teakwood & titanium-zinc alloy. A raw concrete base grounds the structure to the earth, while a teakwood louvered volume floats lightly above it, wrapped in openable screens that temper Goa’s tropical climate.
Positioned along the southern edge of the largest salt pan, the residence opens dramatically toward the landscape. Between the home & the reflective saline waters sits a linear infinity-edge pool that visually dissolves into the salt pan beyond - 𝘤𝘳𝘦𝘢𝘵𝘪𝘯𝘨 𝘢 𝘴𝘦𝘢𝘮𝘭𝘦𝘴𝘴 𝘥𝘪𝘢𝘭𝘰𝘨𝘶𝘦 𝘣𝘦𝘵𝘸𝘦𝘦𝘯 𝘢𝘳𝘤𝘩𝘪𝘵𝘦𝘤𝘵𝘶𝘳𝘦 & 𝘯𝘢𝘵𝘶𝘳𝘦.
𝘛𝘩𝘦 𝘮𝘢𝘵𝘦𝘳𝘪𝘢𝘭 𝘱𝘢𝘭𝘦𝘵𝘵𝘦 𝘳𝘦𝘮𝘢𝘪𝘯𝘴 𝘥𝘦𝘦𝘱𝘭𝘺 𝘪𝘯𝘥𝘪𝘨𝘦𝘯𝘰𝘶𝘴 & 𝘵𝘢𝘤𝘵𝘪𝘭𝘦 𝘵𝘩𝘳𝘰𝘶𝘨𝘩𝘰𝘶𝘵 - polished cement plaster, exposed concrete, locally quarried laterite stone, cane, plywood & richly veined Indian granite come together in a composition that feels raw yet refined. By night, the upper level glows softly like a lantern through the timber screens.
Greenhouses for organic farming, a yoga pavilion, fishing deck, pickleball court, private jetty & an outdoor gym crafted from recycled timber reinforce the home’s self-sustaining ethos. 𝘋𝘦𝘴𝘱𝘪𝘵𝘦 𝘪𝘵𝘴 𝘴𝘤𝘢𝘭𝘦, 𝘵𝘩𝘦 𝘳𝘦𝘴𝘪𝘥𝘦𝘯𝘤𝘦 𝘧𝘦𝘦𝘭𝘴 𝘪𝘯𝘵𝘪𝘮𝘢𝘵𝘦, 𝘦𝘧𝘧𝘪𝘤𝘪𝘦𝘯𝘵 & 𝘱𝘳𝘰𝘧𝘰𝘶𝘯𝘥𝘭𝘺 𝘤𝘰𝘯𝘯𝘦𝘤𝘵𝘦𝘥 𝘵𝘰 𝘪𝘵𝘴 𝘤𝘰𝘢𝘴𝘵𝘢𝘭 𝘴𝘦𝘵𝘵𝘪𝘯𝘨.
